Mohammed Khalaf, a specialist in the real estate sector and the residential rental market, stated that the Capital Governorate (Manama) is considered one of the most in-demand areas for residential units in the Kingdom of Bahrain. This is due to its central location, availability of services, and easy access to main roads. He explained that the rental market in the governorate is characterized by wide diversity, including residential apartments, older and newer buildings, as well as residential compounds.
He noted that the areas of Juffair and Seef are the most in demand within Manama, due to their vibrancy and the high level of competition in terms of services and rental prices. This makes them suitable options for different categories of tenants, especially employees and small families. He added that Juffair is an ideal choice for those seeking apartments with varying budgets, while areas such as Barhama and Mahooz offer quieter options at relatively lower prices.
Khalaf also confirmed that Bahrain Bay represents the best choice for those seeking luxury living that combines tranquility, sea views, and modern designs, pointing to relative stability in Manama’s rental market alongside clear competition between modern and older buildings.
Regarding areas outside Manama, he explained that Saar is suitable for those seeking privacy, while Janabiya is preferred by lovers of green spaces. He also classified Hamala among the upscale areas, as it includes modern residential compounds and is close to beaches.
He concluded by emphasizing that Bahrain’s rental market is moving toward greater organization and competitiveness, alongside increased tenant awareness of the importance of balancing location, housing quality, and level of services—not price alone.
